Terms & conditions

These terms apply to Switch On Property Service Limited (company number 17558168), trading as Switch On Property Services, and its cleaning, removals and suitable handyman services. Contact hello@freshfixit.co.uk. Updated 4 November 2026. Your written quote identifies the contracting business and the agreed work.

1. Requests and confirmed bookings

Submitting a website enquiry or booking request does not reserve an appointment, create a confirmed booking or take payment. We review your location, requested services, property details and availability. A service contract is made when we and you agree the scope, final price, appointment and applicable terms, and we confirm that agreement in writing. Keep that confirmation.

2. Scope of services

We provide agreed end-of-tenancy cleaning, housekeeping and deep cleaning, commercial cleaning, carpet cleaning, removals and suitable minor handyman work. Only tasks expressly included in your written quote are included. A general handyman appointment does not include regulated gas, electrical or structural work. We confirm suitability, materials, staffing, vehicle arrangements and access before accepting a job.

3. Accurate information and access

Please give accurate property size, condition, service details, addresses, access restrictions and relevant photographs or measurements when requested. For removals, include collection and delivery details, stairs, lifts, parking and the items to move. You must have authority to arrange the work and provide safe access, available keys and necessary utilities. Tell us about hazards, fragile items and special surfaces. We may pause unsafe work and discuss a safe alternative.

4. Estimates, prices and changes

Website prices are estimates based on the details supplied. The final written quote records the services, extras, minimum charges, any applicable VAT and payment terms. Parking, materials, stairs, access or appointment surcharges apply only where disclosed and agreed. We explain and obtain agreement to changes before doing additional chargeable work. Changes to published prices do not retrospectively change an agreed quote.

5. Payments and invoices

The current public booking journey is cash on completion unless another method and due date are agreed in writing. Bank transfer instructions, where offered, are supplied on Switch On’s invoice. Online card payment is available only when we provide a genuine enabled Switch On Stripe payment link. We do not store full card details. A payment does not itself confirm an appointment. No recurring charge, saved-card arrangement or direct debit is created by submitting a request. Please quote your invoice reference when paying.

6. Cancellation and rescheduling

Contact hello@freshfixit.co.uk as soon as you need to cancel or change an appointment. Where a statutory cancellation right applies to a consumer service contract made online, by telephone or off premises, you normally have 14 days after the contract is entered into to cancel without giving a reason. Send a clear statement identifying your booking; you may use the cancellation wording below but do not have to. Statutory rights take priority over any appointment policy.

7. Work requested during the cancellation period

We will not treat a preferred date or general website acknowledgement as a request to waive cancellation rights. If you want work to begin during an applicable cancellation period, we obtain your express request before starting and explain any proportionate charge for work already supplied if you cancel. Where the law permits, the cancellation right is lost only after full performance with the required prior express consent and acknowledgement. Specific statutory exceptions may apply, including certain date-specific goods transport arrangements; we explain any applicable exception before agreement.

8. Fees, missed access and changes by us

We do not impose an automatic £40 cancellation fee or an unagreed deposit policy through these terms. Any appointment-specific cancellation or failed-access charge must be disclosed, agreed and fair, and cannot override statutory rights. If we cannot attend, we contact you to offer another appointment or refund sums due for work not supplied.

9. Standards, complaints and remedies

We carry out services with reasonable care and skill. Tell us promptly about a concern, with the booking reference and relevant details or photographs, so we can investigate. Where a service does not meet the contract, statutory remedies may include repeat performance or an appropriate price reduction. We do not make a blanket no-refund rule or limit remedies to an unconfirmed 24-hour reclean promise. End-of-tenancy cleaning does not guarantee a landlord’s deposit decision.

10. Liability

Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud, or any liability or consumer right that cannot lawfully be excluded. We are responsible for foreseeable loss or damage caused by our breach of contract or failure to use reasonable care and skill. We are not responsible for pre-existing damage or issues unrelated to the work we agreed. Business customers’ additional terms, if any, must be expressly agreed.

11. Communications, privacy and accounts

We contact you as necessary to deal with enquiries, jobs, invoices and service issues. This does not sign you up for marketing. Our privacy and cookie policies explain information use. Keep any account access confidential and report suspected misuse. Only features actually enabled for your account are provided; the website does not promise permanent document storage or automated reminders.

12. Law and changes

These terms use the law of England and Wales, subject to mandatory consumer protections and rights to bring proceedings where applicable. We may update terms for future bookings; the terms agreed for an existing contract continue to apply unless a change is agreed or required by law.

13. Optional cancellation wording

To Switch On Property Service Limited, hello@freshfixit.co.uk: I give notice that I cancel my contract for the following service: [service and booking reference]. Contract agreed on: [date]. Customer name: [name]. Property address: [address]. Date of notice: [date].
